Learn morePermits are issued by the City of Jonestown through MyGovernmentOnline. The city requires permits to erect, alter or enlarge any structure, with a site plan showing the work relative to property lines and existing buildings, and its permit documents include an LCRA floodplain compliance acknowledgement. We prepare and file everything.
Some Jonestown neighborhoods, such as The Hollows, have HOAs with architectural review, while many older lakeside lots have only deed restrictions or none. We check the restrictions recorded for your lot and prepare any required submission before building.
Jonestown sits on steep limestone above Lake Travis. Soil is thin to nonexistent on many slopes, so footings are drilled and anchored into rock. The bigger risk is runoff eroding around footings on a hillside, so we plan where water goes.
The challenge: Many Jonestown lots fall sharply toward the lake, so a deck at floor level can be well above grade at its outer edge.
How we handle it: We drill footings into limestone, use engineered posts and bracing for tall decks, and step the design with the slope where that keeps it lower and safer.
The challenge: Low-lying lakeside lots can include floodplain. Jonestown's permit documents include an LCRA floodplain compliance acknowledgement.
How we handle it: We check your lot against the flood map before design and complete the floodplain paperwork the city requires with the permit.
The challenge: Heavy wood railings can block the lake view that makes these lots worth building on.
How we handle it: We use cable or aluminum railing where views matter. Cable runs $60 to $100 per linear ft installed in our pricing.
The challenge: Many Jonestown homes were built from the late 1990s on, and their original treated pine decks have now spent decades in full lake sun.
How we handle it: We probe posts, joists and the ledger and tell you whether new boards and railings will do or the deck needs a rebuild. On a tall deck, we check the footings and bracing as closely as the surface.
